BUILDING PERMITS

Building Permits, Licensing of industrial and tourist facilities and catering businesses, Passive Building Licensing, PV Installation Licensing.

Building Permit is the administrative act issued by the Building Service of the competent Municipality and which allows the execution of building works in accordance with the relevant studies drawn up by a private Engineer, provided that these works are in accordance with the applicable legislative provisions. It is issued through the Electronic Permit Issuance System of the Technical Chamber of Greece after a check by the competent Construction Service and in relation to the subject of each Permit.

The concept of construction works includes the construction of a new building or an addition to an existing building, the works that make the building even for operation, even permits that do not create a building such as the works for the construction of walls or fences, cesspools, underground water tanks , demolitions, change of use, configurations, reinforcements, pool constructions, pergolas, roofs and many other works.

Category 1 includes Licenses for the following works:

  • Construction of a building within a plan with a total construction of more than 2,000 sq.m. for residential buildings of over 1,000 sq.m. for a special building
  • Construction of a special building outside the plan within settlements
  • Construction of a residential building outside the plan in an area where there is no cadastral registration or on an uneven (as a rule) parcel of land
  • Addition to a special building when the added building exceeds 50% of the existing one
  • Works on a designated Monument and a designated Preservable Building
  • Erection or addition to a protected area and buffer zone
  • Works in contact with adjacent demarcated streams and defined coastal boundary line
  • Off-plan fencing of a plot of land that is in contact with a national or provincial road or a parcel of land
  • Installation of an underground liquid and gaseous fuel tank at a service station

Category 2 includes Licenses for the following works:

  • Construction of a building within a settlement before 1923, without approved boundaries
  • Legalization or new construction that requires an autopsy by the IOM before issuing the Permit. (formerly Town Planning)

Category 3 includes Licenses for the following works:

  • Construction of a building within a plan with a total construction of up to 2,000 sq.m. for residential buildings and up to 1,000 sq.m. for a special building
  • Construction of an off-plan residential building in which there is land registration and an approved GIS or SCHOOAP on an even plot of land as a rule
  • Construction of a residential building within a demarcated settlement
  • Addition to a residential building
  • Addition to a special building when the added building does not exceed 50% of the existing one
  • Change of use to horizontal or vertical property, within plan
  • Construction of a swimming pool when it does not fall under the type permitted to be licensed with a Small Scale Permit
  • Retaining wall, walling, fencing not subject to Category 1 cases or Small Scale Permits
  • Installation of an underground water or sewage tank
  • Repair or change of building layout
